Under Florida law, the assessment of all properties and the collection of all county, municipal, school district and special district property taxes are consolidated in the offices of the County Property Appraiser and County Tax Collector. Assessed values are established by the Miami-Dade County Property Appraiser with an annual determination of the just or fair market value. The County bills and collects all property taxes for the City. For information on property taxes, assessments, and assessed property values, please contact the Miami-Dade County Property Appraiser.
Property taxes (ad valorem taxes) are assessed on January 1st and are billed and payable November 1st, with discounts of one to 4% if paid prior to March 1st of the following calendar year. All unpaid taxes on real and personal property become delinquent on April 1st and accrue interest charges from April 1st until a tax sale certificate is sold at auction.
The City is permitted by Article 7, Section 8 of the Florida Constitution to levy taxes up to $10 (10 mils) per $1,000 of assessed valuation for general governmental services (other than the payment of principal and interest on general obligation long-term debt). In addition, unlimited amounts may be levied for the payment of principal and interest on general obligation long-term debt, subject to a limitation on the amount of debt outstanding.
For fiscal year 2023, the City's millage rate to finance general governmental services is 6.1000 mils per $1,000 of assessed valuation; the millage rate for bonded debt service is 0.4743 mils. For 2022, the rates were 6.2000 and 0.5740 mils, respectively.
